Who reviews waterfront work
Depending on the water body and the scope, a project can touch county building and environmental review, the state environmental agency, and the Army Corps. Sovereign submerged lands and protected habitat add steps.
What a complete submittal includes
Getting this right the first time is the whole game.
- Survey and site plan with property lines and setbacks
- Plan and cross-section drawings with dimensions and materials
- Water depths and, where required, habitat or seagrass observations
- Adjacent-owner and riparian line information
- Erosion and turbidity control plan for in-water work
Realistic timelines
A routine residential repair or in-kind replacement moves quickly. New structures, extensions into open water, and anything near protected habitat take longer. We plan builds around review windows instead of promising dates we cannot control.
What we handle
We prepare drawings, assemble the submittal, respond to comments and coordinate inspections — then build to the approved plan so the final sign-off is clean.
