What Does a Dock Cost on the Gulf Coast?

Nobody can price a dock off a photo, but the number is not a mystery either. Four things move it: how far out you have to go, how deep the water is, what you build it out of, and how hard the permit is.

Typical price ranges

Ranges pending. We publish real numbers only — these rows are waiting on confirmed pricing from Scott, so they read “Range pending” instead of showing made-up figures. Send the real ranges over and they go straight in.

What moves the price

Length to reach water

Every extra foot of walkway is framing, decking and another set of pilings. Shallow flats push the platform further out and cost more than a deep lot half the distance.

Water depth and bottom

Deeper water and harder bottom mean longer piles and more time on the barge. Soft mud can mean longer piles still, to reach bearing.

Materials

Pressure-treated is the lowest first cost. Composite decking costs more up front and much less in maintenance. Hardware grade matters more in salt than most people expect.

Permitting

County, state and sometimes federal review depending on the waterway. Protected bottom, seagrass and channel setbacks add time and drawings.

Access

Lots we can reach by land are cheaper than lots that require a barge to bring in equipment and piles.

Where the money actually goes

On most residential docks, pilings and pile driving are the single largest line, not the decking people look at. That is why repair is usually far cheaper than replacement while the pilings are sound, and why the cheapest bid often means shorter or fewer piles.

What makes a cheap dock expensive

Under-driven pilings, land-grade hardware in salt water and skipped permits are the three that cost owners the most. All three look identical on day one and show up within a few seasons — usually as a rack, a lean or a stop-work order.

How we price

We come out, walk the shoreline, sound the depths and talk through how you use the water. You get a drawing and a fixed price, not an hourly guess. If a cheaper layout gets you the same use of the water, we will say so.

Common questions

Is it cheaper to repair my existing dock?

Usually yes, and often by a lot — as long as the pilings are sound. Once pilings need replacing, the gap between repair and rebuild narrows quickly.

Does a boat lift have to be installed with the dock?

No, but it is cheaper when it is. Adding a lift later often means additional pilings to carry the load, which is a second mobilization.
